NDIS Medium Term Accommodation in Melbourne, Victoria

NDIS Medium Term Accommodation provides a temporary place to live when your long term home has been identified but is not ready or available. It can also support an eligible move out of hospital or another approved transition while longer term housing arrangements are completed.

Aussie Life Care helps participants, families, guardians, hospital teams and support coordinators explore suitable Medium Term Accommodation in Melbourne. We review your approved funding, accessibility requirements, support arrangements, preferred location and expected move in and move out dates before confirming whether an available property may suit your needs.

Medium Term Accommodation is time limited and subject to NDIA approval. Contact our intake team to discuss your referral or submit the MTA referral form with your supporting information.

What Are NDIS Medium Term Accommodation?

NDIS Medium Term Accommodation, commonly called MTA, is funding for temporary accommodation for up to three months or 90 days. It is used in specific circumstances when a participant cannot move into their long term home yet or cannot safely live there while approved work is completed.

MTA is generally a one off support linked to a planned housing transition. It is not emergency housing, a holiday, respite care or a permanent living arrangement. The NDIA decides whether MTA meets the funding criteria and includes it in the participant plan.

When Medium Term Accommodation May Be Suitable

You may be able to access NDIS Medium Term Accommodation when there is a clear reason you cannot move into or return to your long term home. Common situations include:

  • You have been approved for Specialist Disability Accommodation and are waiting for a suitable vacancy or completed property.
  • Your home is being changed through approved disability related home modifications and you cannot live there safely while the work is completed.
  • You are ready to leave hospital and need temporary accommodation while your longer term home and living supports are arranged.
  • You are moving from another care setting and your approved long term accommodation is not available yet.
  • You are leaving a justice setting, are eligible for SDA and need accommodation while waiting for a suitable vacancy.

For some hospital discharges, the NDIA may consider MTA when the participant is eligible for SDA, Supported Independent Living, Individualised Living Options or home modifications, even when a specific long term property has not yet been confirmed. Your my NDIS contact or support coordinator can help you understand the evidence needed for your situation.

What MTA Funding Covers

MTA funding is for the cost of staying in temporary accommodation. The approved period and amount depend on the participant plan and the NDIA decision.

Included through MTA funding

  • The temporary accommodation cost for the approved period
  • Accommodation that is suitable for the approved transition, subject to availability and provider assessment

Not included through MTA funding

  • Food and groceries
  • Internet and personal subscriptions
  • Electricity and ordinary household living costs
  • Personal care or support worker hours
  • Clinical, therapy or community access supports unless separately approved in the participant plan
  • Emergency housing or an indefinite stay

Before your stay begins, Aussie Life Care will explain the accommodation charges, participant contributions and any separately funded supports in the service agreement. Ask for all costs and responsibilities in writing so that you, your nominee and plan manager understand what each funding category covers.

Medium Term Accommodation and Your Daily Supports

Some participants need personal care, medication assistance, daily living support, overnight support, community access or disability related nursing while staying in MTA. These services are separate from MTA accommodation funding.

Aussie Life Care can review the supports already approved in your plan and discuss whether our related services may be suitable during the stay. The availability, staffing arrangement, support ratio and service cost must be confirmed before move in. You can also continue using another provider for approved supports where the arrangement is safe, practical and agreed by the relevant parties.

What to Consider When Choosing MTA Accommodation

A suitable temporary home should meet more than a preferred suburb. Before choosing an NDIS Medium Term Accommodation provider, consider:

  • Accessibility for mobility equipment, transfers, bathrooms, bedrooms and entry points
  • The support ratio and whether active overnight or sleepover support is required
  • Medication, health, mealtime, behaviour support and risk management requirements
  • Communication needs, cultural preferences, language and preferred worker arrangements
  • Distance from family, healthcare, work, study and community activities
  • Compatibility with other residents when the accommodation is shared
  • Transport arrangements and who is responsible for each cost
  • The expected date your long term home will be ready and the plan for moving out of MTA

Property availability can change. A referral does not confirm a placement until Aussie Life Care has completed the suitability checks and both parties have agreed to the written service arrangements.

How Our MTA Referral Process Works

Aussie Life Care uses an accommodation referral process so that the proposed stay can be checked against the participant funding, property availability and support requirements.

  • Initial discussion: Contact our intake team or ask your support coordinator, hospital team, guardian or plan nominee to submit an enquiry.
  • Referral information: Provide the participant NDIS details, current living situation, reason for MTA, approved dates or funding details, preferred suburb, accessibility needs, risks and relevant reports.
  • Suitability and availability review: Our team reviews available accommodation, the participant needs, proposed support ratio and whether the property can support a safe stay.
  • Accommodation and support planning: We discuss the room, accessibility, household arrangements, daily routines, separately funded supports and the transition goal.
  • Written agreement: Before move in, the service agreement explains the approved dates, accommodation cost, participant contributions, support services, responsibilities and cancellation terms.
  • Move in and transition: During the stay, the participant and their support network continue preparing for the move into the long term home. The exit date and next steps should be reviewed throughout the placement.
